About the Role

We are seeking a Head of Real Estate to lead the teams responsible for developing and delivering the real estate strategy and execution for Gap Inc.’s portfolio of properties. This position reports to the Chief Business & Strategy Officer and works in close partnership with Brand partners (Gap, Old Navy, Banana Republic and Athleta), enterprise business leaders, and landlords to ensure strategic alignment. This individual leads a team of high-performing senior leaders across markets and regions and balancing time between real estate strategy and market planning analyses.

This senior leadership position requires a proven track record in real estate management, and the ability to drive cost-effective solutions (best locations/value) and a positive workplace environment. This role will develop the data-driven real estate strategy with an omni-channel approach ensuring the portfolio meets productivity metrics for growth and profitability. They will also work closely with key stakeholders to deliver the physical manifestation of the vision and strategy of the Gap Inc portfolio. This includes (a) delivering future-focused configuration of stores across brands that maximizes overall market potential, (b) managing cost effective real estate transactions across the portfolio covering stores and facilities, and (c) executing special projects in support of Gap Inc’s pursuit of sustainable omni-differentiation. This role requires acute customer-centricity and inclusive mindset, strong analytical and negotiation capabilities, and thoughtful collaboration across internal stakeholders and external partners.

What You'll Do

  • Develop and drive future-thinking real estate strategies with an omni-channel approach while working within P/L framework and productivity metrics for our brand portfolio
  • Proactively evaluate existing and future store portfolio leveraging insights-driven proforma analysis to understand profitability, opportunities based on center performance, address poor-performing locations, identify new site opportunities, and lead the development and testing of new store concepts, delivering timely and within budget that supports Company objectives 
  • Drive creative opportunities and lead a team to source, negotiate, due diligence, and close development opportunities, maximizing ROI and reducing costs with a strong financial focus on ROD
  • Oversee [connectivity] real estate finance activities, including budgeting, forecasting, financial analysis, and reporting to ensure alignment with the company's financial goals and objectives.
  • Collaborate with the finance team to develop and implement financial strategies that support the real estate portfolio's growth and profitability.
  • Build strong and collaborative partnerships with landlord community, overseeing real estate negotiations with selling landowners, negotiations with partners, and closing of real estate transactions
  • Lead, in partnership with landlord community, a top-to-top review of portfolios to support strategic and long-term objectives and ensuring location specific centers are linked to LR objectives.
  • Continuously evaluate the operating model, effectiveness and efficiencies of the greater Real Estate organization and identifying, developing and executing ways of working that will enhance the synergies within the organization and across the Brands
  • Create store reviews in Must Win centers across all brands with clear KPI’s and actions
  • Be a change agent for test & learn using APT software
  • Lead and mentor a team of real estate professionals, fostering a culture of excellence and continuous improvement.

Who You Are

  • Seasoned leader with commercial real estate development expertise and business acumen with strong leadership skills and prove ability to build high-performance teams that can operate in a high growth environment
  • Results-oriented with the ability to bring cross-functional partners and matrixed organizations together, quickly shifting plans as necessary to achieve goals
  • Proven track record in strategic direction, execution of brand development, business expansion, and real estate strategy
  • Strong relationships with national and international landlords, brokers and other related entities
  • Proven analytical, financial, problem-solving and deal-negotiating skills; Highly comfortable with leveraging data to drive decisions and tell a story
  • Purpose-driven and entrepreneurial spirit with expertise shown in skills including site selection, negotiations, design, and finance
  • Outstanding interpersonal and communication skills and proven experience in cultivating collaborative working relationships with teams across an organization
